Decree-Law No. 10/2024 of 8 January is intended to be an instrument for simplifying licensing in the fields of urban planning, land-use planning, and industry. However, there are those who identify less positive aspects of the so-called licensing Simplex, both for families and investors. Speaking to Jornal de Negócios, Madalena Azeredo Perdigão, Partner in the Real Estate department at CCA Law Firm, assesses the new law and points out the risks associated therewith.
“In addition to no longer being able to opt for the licensing process when it is not compulsory, the number of cases subject to prior notice has increased, which means that families and investors will have to take greater risks, since the municipality's scrutiny of the licensing process provided greater security,” emphasises the CCA partner.
